Office Tower VRF Retrofit

Retrofitting a fully-occupied eight-floor office tower meant the old system couldn't just be ripped out - every tenant needed to keep working through the entire project, and the building's aging central plant was becoming more expensive to maintain with each passing year. We phased the VRF installation floor-by-floor, scheduling the noisiest and most disruptive work after hours and on weekends, and sequenced the risers so no more than one floor was ever without conditioning at a time. Each new zone was integrated into the building's management system as it came online, giving facilities staff live visibility into every floor instead of waiting on the whole project to finish. Six weeks later, every floor was running on independently-zoned VRF with no tenant ever losing heating, cooling, or a single business day to the retrofit, and the building's overall energy consumption dropped noticeably in the first quarter after completion.
